HOLM ONE

The first HOLM project in Jumeirah Garden City

Holm One is the debut residential project from Holm Developments. Spanning eight residential floors, it will offer a total of 218 units, comprising 162 studios and 56 one-bedroom apartments. Both types are available in several layout variations.

Balconies connect directly to the living areas, kitchens are integrated with the dining and living spaces, and select one-bedroom apartments feature en-suite bathrooms and walk-in closets.

Five minutes from DIFC and the Burj Khalifa

Holm One is located in Jumeirah Garden City, near Sheikh Zayed Road. Its central location provides easy access to business districts, the coast, and Dubai's most famous landmarks.

DIFC, Dubai Opera, Dubai Mall, and the Burj Khalifa are approximately 5 minutes away. Business Bay, Dubai International Airport, and Jumeirah Beach are about 10 minutes away, Palm Jumeirah is 20 minutes away, and JBR is approximately 25 minutes away.

Interiors finished to the last detail

All residences will be delivered fully furnished. The interiors feature light, natural tones complemented by wood accents, porcelain surfaces, and decorative lighting. Furnishings include a bed, sofa, dining table with chairs, built-in wardrobes, curtains, and other furniture depending on the layout.

Kitchens will be equipped with built-in Bosch appliances, including an oven, cooktop, microwave, range hood, refrigerator, and a washer-dryer combo. Bathrooms feature porcelain tiling, built-in cabinetry, and fixtures with a brushed nickel finish.

Smart home technology and automated curtains

The residences will include a smart home system allowing for the control of lighting, air conditioning, security, and select multimedia functions. The interiors are further enhanced by automated curtains and integrated LED lighting.

Control of the apartment's main functions is centralized into one system and can also be managed remotely. The technology is seamlessly integrated directly into the interior design.

Swimming pool, cinema, and rooftop garden

Common areas will offer facilities for sports, relaxation, and work. Residents will have access to a swimming pool, fitness center, sauna, steam room, and a dedicated yoga and wellness space.

Additional amenities include a coworking space, a private cinema, and a game room. A rooftop garden will be created, featuring seating areas for outdoor leisure.

Studios at Holm One start at 850,000 AED, and one-bedroom apartments start at 1,400,000 AED.

65% of the purchase price upon handover

The payment plan is set at a 35/65 ratio. 35% of the purchase price is paid during construction, with the remaining 65% due upon handover of the property:

• 5% upon reservation
• 5% upon signing the purchase agreement
• 10% 3 months after signing the purchase agreement
• 5% after 9 months
• 5% after 15 months
• 5% after 21 months
• 65% upon handover

Holm One is currently under construction. Handover of the residences is scheduled for Q1 2028.
