The Canopies is the first residential project at Yas Point, a new waterfront destination by developer Aldar on the northern edge of Yas Island. Six mid-rise buildings will offer a total of 592 apartments and over 10,000 m² of landscaped outdoor space. The residences are arranged around a central park that connects the buildings, gardens, and communal areas into a single pedestrian-friendly environment.

Its location on the quieter northern side of the island offers waterfront living while remaining just minutes away from Yas Island’s most famous attractions. Nearby, you will find Yas Mall, Ferrari World Abu Dhabi, SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Waterworld, the Yas Marina Circuit, and the Yas Links golf course. A beach and promenade as part of the neighborhood

The new Yas Point waterfront district will feature a public beach, a marina with a yacht club, restaurants, shops, parks, and both walking and cycling paths. The area will also include a waterfront promenade approximately 700 meters long.

The Canopies is being built directly within this new part of Yas Island. Residents will have the beach, the promenade, and future amenities within walking distance, all while staying close to the island's entertainment and sports venues.

Five types of residences at Yas Point

The selection includes studios and apartments with one to three bedrooms. The largest layouts are complemented by a maid's room and a study, while select two-bedroom options also offer dedicated staff quarters. Sizes range from approximately 46 m² to 184 m².

Interiors in calm, natural tones

A light and warm palette combines shades of wood, stone, and finely textured surfaces. Large-format windows bring an abundance of natural light into the living areas, while the open-plan kitchen flows seamlessly into the dining and living space.

Materials include porcelain tile flooring in living areas and bathrooms, wood flooring in bedrooms, laminate finishes for kitchen cabinets and built-in furniture, stone countertops, and glass shower enclosures. Kitchens are complemented by islands and built-in storage, while bathrooms are designed in light, natural shades.

The Canopy Club for residents only

The Canopy Club connects a lounge, coworking space, multi-purpose rooms, and a fitness center with zones for yoga, tai chi, and other physical activities.

The outdoor area features a kitchen with a grill, a dining terrace, and a playground. The club provides a space for work, relaxation, socializing, and quality time with family.

55/45 Payment Plan

A 5% deposit is paid upon reservation. Another 50% is divided into five 10% installments during construction, with the remaining 45% due upon property handover.
