Private beachfront living

Tyrian Residences is an intimate project taking shape on the Estepona coastline, featuring 40 residences across four floors. Its prime beachfront location offers unobstructed views of the Mediterranean Sea, while the Sierra Bermeja mountains provide a stunning backdrop on the opposite side.

Each residence is designed with a focus on privacy. Dedicated elevators serve a maximum of two apartments per floor, and the penthouses feature private entrances as well as expansive outdoor spaces.

Estepona with fast connections across the Costa del Sol

Tyrian Residences is located directly on the coast of Estepona on the Costa del Sol. This position offers quick access to Marbella, Sotogrande, and surrounding golf resorts. Gibraltar Airport is approximately 40 minutes away, and Málaga Airport is about 50 minutes away.

In recent years, Estepona has significantly developed its coastal promenade, public spaces, and infrastructure. As a result, it maintains a more tranquil character than Marbella while offering an increasingly wide selection of restaurants, shops, beaches, and services.

From 280 m² to over 1,000 m²

The project offers 3- and 4-bedroom apartments and several types of penthouses. Residence sizes start at approximately 280 m², while the largest duplex penthouses exceed 1,000 m².

Living rooms reach up to 70 m², master bedrooms up to 50 m², and floor-to-ceiling windows maximize natural light. The living areas flow directly onto terraces, which provide ample space for outdoor living and sea views in select residences.

Poliform, Gaggenau, and natural materials

Residences will be delivered fully equipped. Kitchens and built-in furniture are provided by Poliform, appliances are from Gaggenau, and bathrooms feature Gessi fixtures. Interiors showcase polished travertine, hardwood floors, and Schüco windows that seamlessly connect living areas with terraces.

Standard features include underfloor heating with individual room controls and smart management of climate, lighting, and security via a dedicated app.

WELL standard focused on living quality

Tyrian is among the residential projects in Spain designed according to WELL certification principles. This standard focuses on air and water quality, lighting, acoustics, thermal comfort, and the materials used.

The project therefore incorporates air purification and water filtration systems, lighting adapted to natural circadian rhythms, and materials selected to promote a healthier indoor environment.

1,400 m² for wellness and leisure

An entire floor is dedicated to wellness, fitness, and relaxation. The spa includes a 23.5-meter heated indoor pool, a children's pool, a hammam, Finnish and dry saunas, and a relaxation zone.

The facilities also include a Technogym fitness center, space for Pilates and yoga, massage rooms, a beauty salon, a cinema, a golf simulator, a children's playroom, and social areas. On the rooftop, there is a 17-meter infinity pool with views of the sea, Gibraltar, and the African coast.

Reception, concierge, and 24-hour service

Residents have access to a 24-hour reception and security, concierge services, valet parking, common area management, and assistance with travel arrangements or private events.

You can also order housekeeping, laundry services, a private chef, catering, transfers, or a chauffeur-driven car. Benefits also include access to the Malva Beach Club.

Security and privacy in every detail

The complex is gated and features a single controlled entrance with two security checkpoints. Security is further enhanced by license plate recognition, video surveillance, perimeter monitoring, and access via smart cards and an app. Dedicated service routes and elevators also separate staff movement from the residential areas of the building.

Completion at the end of 2026

Tyrian Residences is currently under construction. Completion of construction work is planned for Q4 2026, with the handover of residences scheduled for Q1 2027.

Prestige Expo Group and Yodezeen

The project is backed by Prestige Expo Group, a developer with over 20 years of experience on the Costa del Sol. The architectural and interior design is being handled by the studios Yodezeen and Arata Arquitectura.

In 2025, the project received a five-star European Property Award in the Best Residential Development in Spain category.
