Dubai South, near Al Maktoum International Airport

Marquis Aura is being developed in the Residential District of Dubai South on Boulevard Street. Al Maktoum International Airport is approximately 10 to 15 minutes away, Expo City is about 15 minutes away, and the drive to Dubai Marina takes around 30 minutes.

Future metro connectivity is also planned. While there is no station currently operating directly in this part of Dubai South, the location is set to be better connected in the future by planned transport projects leading toward Al Maktoum International Airport.

220 apartments in several layouts

Marquis Aura will offer a total of 220 apartments, ranging from studios to three-bedroom units. The majority of the project consists of two-bedroom apartments, with options including two bedrooms plus a maid's room. There will be only three three-bedroom apartments.

Bright interiors and warm natural tones

Marquis Aura features bold lines, large glass surfaces, and balconies that span most of the facade. The interiors are dominated by light, neutral tones, darker wood, and contrasting details. Natural textures and warmer materials create a clean and contemporary look.

Infinity pool, cinema, and wellness

Common amenities include an infinity pool, fitness center, cinema, massage room, steam room, and a multi-functional space. The ground floor will also feature a business lounge, conference room, visitor parking, and other common areas.

Additional amenities are located on the rooftop. Residents will have access to a yoga and barbecue area, a children's zone, table tennis, a half-basketball court, and a multi-purpose court that can also be used for padel. Relaxation zones are also planned for the 5th and 8th floors.

40/60 payment plan and post-handover installments

The standard payment plan is set at 40/60. Upon reservation, 20% of the purchase price is paid, along with a 4% DLD fee and an administrative fee. Subsequent 5% installments follow every six months, with the remaining 60% due upon handover.

For selected apartments, a 60/40 plan is also available, allowing for payments to continue even after handover. After the 20% payment, monthly installments of 1% are paid over 30 months, with an additional 10% due upon completion. The remaining 40% is paid after handover in 5% installments every four months over 30 months.

For 100% payment of the purchase price at reservation, the developer offers an 8% net annual return for three years, with the first payouts within 45 to 60 days. A 4% DLD fee and an administrative fee are added to the price.

Expression of interest from 25,000 AED

Interest in a studio can be registered during the pre-sale phase with a deposit of 25,000 AED, while for one- to three-bedroom apartments, the amount is 50,000 AED. The current pre-launch offer also includes fully furnished apartments. This condition is limited to the pre-sale phase.
