The quieter side of Yas Island

Yas Riva Reserve is being developed on the northeastern side of Yas Island, directly opposite Yas Riva. A new bridge will provide a direct connection to the main part of the island, shortening the journey to its attractions, shops, and services.

Ferrari World, Yas Waterworld, SeaWorld, Yas Mall, Warner Bros. World, Etihad Arena, and Yas Links remain easily accessible. The residential area itself is oriented toward the water, offering more privacy than the busier parts of Yas Island.

Villas with private jetty options

Waterfront villas line the canal, and for select properties directly on the water, the developer includes the option for a private jetty, allowing you to moor your boat right at your doorstep. Other villas are situated in the interior of the community on private plots with gardens.

The villas combine wooden details with living spaces that open out into private gardens. Each house sits on its own plot, extending the living area beyond the interior. For the waterfront villas, the garden flows directly toward the canal.

From 437 to 609 m²

The offer includes villas with four to six bedrooms. Individual options vary by living area, plot size, and price:

• 4 bedrooms, inland: 437 m², plot 711 m², from 7.9 million AED
• 5 bedrooms, inland: 482 m², plot 828 m², from 9.3 million AED
• 6 bedrooms, inland: 538 m², plot 936 m², from 10.5 million AED
• 5 bedrooms, waterfront: 552 m², plot 802 m², from 13.3 million AED
• 6 bedrooms, waterfront: 609 m², plot 1,294 m², from 14.5 million AED

For the largest waterfront variant, the plot size reaches nearly 1,300 m².

One-fifth of the community dedicated to parks and sports

Approximately 20% of Yas Riva Reserve is reserved for parks, sports facilities, and other communal areas. Shaded walking paths, running tracks, and cycling trails will wind through the neighborhood, complemented by small gardens and additional greenery.

There will also be picnic areas, a meditation zone, outdoor fitness equipment, padel courts, and table tennis. For children, there will be playgrounds, water features, sandpits, and climbing areas.

Clubhouse with pools, fitness center, and library

The central clubhouse will offer an indoor fitness center, a yoga studio, a library with a study lounge, and a game room. Outdoors, there will be swimming pools for both adults and children, along with additional relaxation areas.

The community is also planned to include a café, a convenience store, a pharmacy, a laundry service, and other amenities. It will also feature an observation deck overlooking the canal and a mosque.

50/50 Payment Plan

The payment plan is spread across several installments during construction. A 5% booking fee is paid upon reservation, with the remaining 50% due only upon handover of the property.

The project is scheduled for completion in Q3 2030.

Five years of service charge waivers

The developer's current offer includes a five-year service charge waiver, as well as a 2% ADM fee waiver.

The standard service charge is set at 6.21 AED per sq. ft. for 2030 and 6.33 AED per sq. ft. for 2031. However, thanks to the five-year waiver, the owner is exempt from these payments during this period.

Aldar Properties

Yas Riva Reserve is developed by Aldar Properties, one of Abu Dhabi's leading developers and a company closely linked to the development of Yas Island. Their portfolio also includes projects on Saadiyat Island, Al Reem Island, and Al Raha. To date, Aldar has created over 26,000 residential properties in the emirate. Yas Riva Reserve follows the original Yas Riva, which the developer launched in 2024 and which is currently under construction.
