Sei Saadiyat is located directly in the Saadiyat Cultural District, one of the most prominent cultural areas in Abu Dhabi. The Abrahamic Family House is approximately 3 minutes away, the Zayed National Museum 4 minutes, and the Louvre Abu Dhabi a 5-minute drive. Manarat Al Saadiyat, Berklee Abu Dhabi, Guggenheim Abu Dhabi, the Natural History Museum Abu Dhabi, and teamLab Phenomena are also located in the same part of the island.

Excellent accessibility extends to other parts of the emirate as well. The journey to downtown Abu Dhabi, the Corniche, or Al Reem Island takes approximately 12 minutes, to Yas Island 20 minutes, and to Zayed International Airport roughly 25 minutes.

Alongside cultural institutions, residential neighborhoods, hotels, restaurants, and educational facilities are emerging here, and the island is gradually developing into a standalone destination within Abu Dhabi. Sei Saadiyat lies right at the center of this transformation.

Six towers connected by greenery

Sei Saadiyat consists of six residential towers with a total of 778 residences. The tallest has 17 floors above ground, and the individual buildings are arranged around gardens and open common areas that connect the entire complex.

The layouts prioritize ample natural light and a logical connection between individual rooms. Extensive glazing also opens up views of the Saadiyat Cultural District, the Arabian Gulf, and the Abu Dhabi skyline.

Thoughtful layouts from 70 to 208 m²

The offer includes one- and two-bedroom apartments, with selected variants also featuring a separate room for staff. Larger living spaces are represented by three-bedroom Kanso Residences and two-bedroom Kanso Lofts. Depending on the type, the area ranges from approximately 70 to 208 m².

Interiors are designed with an emphasis on practicality and open living space. The kitchen, dining room, and living area form a connected whole, while bedrooms and other private spaces remain separate.

Kanso Lofts high above the cultural district

A specific part of the offer is represented by the Kanso Lofts on the upper floors of the towers. Both single-level and duplex variants with two bedrooms are available. In the duplex design, living and private spaces are divided between two levels.

The lofts have their own interior concept with a darker material palette, utilizing metal, stone, and contrasting surfaces. Floor-to-ceiling glass facades are among their distinctive features.

Architecture on several levels

The architectural design of Sei Saadiyat was prepared by the Jacobs studio. The towers are arranged around gardens and open areas that connect the individual parts of the complex. The design also works with varying building heights and elevated gardens.

Thanks to the division into several height levels, Sei Saadiyat does not feel like a continuous block of development. This creates more open space between the individual buildings, giving the entire complex a more airy and varied appearance.

Stone, wood, and detail from Japan

The interiors were designed by the Kettle Collective studio, which builds on natural materials and simple shapes. Stone is complemented by wood, metal, and surfaces with fine textures. Their natural grain and subtle variations remain visible and are part of the final look.

The material solution works with muted tones rather than bold decorations. The interiors feature porcelain tiles and paving, engineered stone, wood decors, and metal details. An interesting detail is the ceramic trim used in the residences, imported from Japan, which underscores the emphasis on craftsmanship and material selection.

Spa, saunas, and rooftop pools

The regeneration zone includes hot and cold plunge pools, a spa, a sauna, treatment rooms, and a specialized wellness clinic. It also features a Zen Garden with a Serenity Pool and rooftop pools with social gardens, offering views of the Saadiyat Cultural District.

Facilities for movement, work, and leisure

Sei Saadiyat will offer three separate studios focused on fitness, yoga, and aerial yoga, complemented by an outdoor exercise zone, a sports court, and an open-air movement area. Cyclists will have access to a bike storage room with a service station, while families can enjoy an indoor kids' club and outdoor play areas.

Shared facilities also include a coworking space, a library, a gaming lounge, and private cinema rooms. A café, bakery, and communal dining area are planned directly on-site.

Prices from AED 2.95 million

Prices at Sei Saadiyat start at AED 2.95 million. The payment plan is set at a 50/50 ratio, with an initial down payment of 5% of the purchase price.

Completion is scheduled for Q4 2030.

Saadiyat by the numbers

The development of Saadiyat is also reflected in the local real estate market. According to ADREC, the value of residential sales on the island reached a total of AED 13.3 billion in the first half of 2026. At the same time, Knight Frank reports that apartment values have increased by approximately 21% year-on-year.

An additional AED 100 billion is set to be directed toward the Marsa Al Saadiyat project, representing a significant investment in the island's development.

Visitor numbers to the destination are also growing. In the summer of 2025, hotels and cultural venues on Saadiyat recorded a 14% year-on-year increase in footfall. The Louvre Abu Dhabi welcomed more than 1.4 million visitors in 2024.

Aldar Properties

Sei Saadiyat is developed by Aldar Properties, a developer associated with the growth of Abu Dhabi for over two decades. On Saadiyat Island specifically, they have delivered projects such as Mamsha Al Saadiyat, Jawaher Saadiyat, and Saadiyat Reserve, followed by the Grove District and Louvre Abu Dhabi Residences.

In 2025, Aldar's real estate sales in the UAE reached a value of AED 35.5 billion, a 25% year-on-year increase. The group is also active in the education and hospitality sectors, operating 15 hotels.
