New residential district on Hudayriyat Island

Wadeem Gardens is a new project by developer Modon, currently under construction on Hudayriyat Island in Abu Dhabi. Three gated residential communities will offer detached villas with 4 to 6 bedrooms in two architectural styles: Contemporary Arabic and Modernist. The individual homes also feature varied layouts, ensuring the neighborhood avoids a monotonous feel.

Beyond housing, Wadeem Gardens will provide facilities for work, education, healthcare, shopping, dining, and leisure. The project is designed for approximately 35,000 residents, with the goal of concentrating most daily services within a single district.

2.3 km long climate-controlled promenade

One of the most striking features of Wadeem Gardens will be a 2.3 km long climate-controlled promenade connecting the various parts of the district. For the Abu Dhabi climate, this solution is exceptionally practical, allowing for pedestrian movement even during the hottest months. Modon refers to it as a "climate-controlled spine" and states that it will be the longest solution of its kind in the world.

The main route will be complemented by additional project facilities. The plan includes six residential clubs, two international schools, medical centers, an office park, an arena, cinemas, shops, restaurants, and a waterfront promenade.

4 to 6-bedroom villas

The architectural concept works with two directions. Contemporary Arabic draws on a modern interpretation of regional architecture, while Modernist builds on cleaner lines and a contemporary aesthetic. Furthermore, the varied layouts give each home a more distinct character.

The offering starts with four-bedroom villas with a usable area of 430 m², followed by five and six-bedroom variants with 510 m² and 591 m², respectively. Depending on the chosen category, plot sizes range from 532 to 720 m².

Each villa also has a designated space and technical preparation for a private swimming pool. Its construction remains at the discretion of the future owner and can be customized to their requirements, provided it adheres to the project guidelines.

From 8.7 million AED

Wadeem Gardens offers three basic villa variants:

• 4 bedrooms – usable area 430 m², plot 532 m², from 8.7 million AED
• 5 bedrooms – usable area 510 m², plot 630 m², from 10.2 million AED
• 6 bedrooms – usable area 591 m², plot 720 m², from 11.6 million AED

Hudayriyat Island ten minutes from the city

Hudayriyat Island is being developed as an extensive master plan covering 51 million m². It includes more than five residential communities and, alongside housing, focuses heavily on sports and active leisure. The island features approximately 220 km of cycling paths and is located about a ten-minute drive from Abu Dhabi City.

It includes beaches and water sports, sports zones focused on cycling, tennis, running, and fitness, as well as restaurants, cafes, and Surf Abu Dhabi. Wadeem Gardens is thus being built in a location where residential development is complemented by extensive sports and leisure facilities.

Accessibility to key Abu Dhabi locations remains excellent. The drive to Zayed International Airport takes approximately 20 minutes, to Abu Dhabi Global Market 23 minutes, and to the Louvre Abu Dhabi about 25 minutes.

Hudayriyat Island as an investment in the future

Wadeem Gardens arrives on Hudayriyat Island at a time of expanding residential and infrastructure offerings. In the surrounding area, Modon is already developing the Al Naseem Community, Nawayef, and Bashayer projects, all part of the island's broader master plan. For investors, the combination of freehold ownership, standalone villas, and a payment plan that defers the majority of the purchase price until the end of the project is particularly attractive. Furthermore, Modon allows for the resale of a villa before completion, provided that at least 20% of the purchase price has been paid and project conditions are met.
